5424 acres ranch with 4412 acres deeded and 1012 acres government lease land of which 61 acres are flood irrigated alfalfa grass mix.

Total cultivated acres as per SAMA is 2539 acres (2051 acres on the deeded land and 488 acres on the lease land). All cultivated acres are seeded to grass or grass/alfalfa mix.

The yard site has a 4 bedroom, 3 bath 11170 sq ft bungalow with a28 x 22 attached garage, corrals and cattle handling equipment a like new weigh scale supported by a heated building with a chute, maternity pen and tack room. Grazing Lease #346564 has 951 acres and the annual lease amount is $3921.44 ($4.12 per acre) and is rated at 313 AUM.

Grazing Lease #346555 has 61 acres flood irrigated alfalfa/grass mix and the annual lease amount is $540.26 ($9.00 per acre) and is rated at 30 AUM.

Both leases expire December 31, 2046 and the annual lease amount fluctuates from year to year based on a formula using cattle market prices from the prior years provided by the Saskatchewan Ministry of Agriculture.

The Ranch currently runs 350 cows calving in March/April and weaning and selling calves in October/November.

All land is adjoining except the 61 acres irrigated lease and there is a creek ruuing through the property for about two miles. All pasturs have numerous dug outs for water and in the yard there is a well and three cattle waterers plus West of the yard there are two artesian wells.

Municipal taxes for both deeded and lease lands in 2019 were $7,437.03.

We looked on line and tried to remember which realtors had been doing some farm transfers similar to ours in the area. We contacted Chris Classen because from him we did not remember any less trustworthy stories. We met with him and were impressed him working together with Blaine Gross, two different personalities that obviously were in it for the good of two knowing more than one and so also less risk of making that slight mistake that can be so nasty. After a few days we listed our farm and they worked both well on it, Chris doing the communication with us but always visiting together. From there on things went fast for the 'deal' and still they gave both good advice if asked to , were both present at showing the farm and not rushing anything. Within days we felt that whatever it costs to use a realtor, to not have the bother of the whole process on our own mind was well worth the price. We would work with them again if we had another agricultural property to sell.
